Scope of Work

Project Phases

✅ Phase 1 — PreConstruction & Planning

• Finalize greenhouse cottage design, layout, and material selections.
• Develop a project timeline and coordinate concrete schedule.
• Order and stage all materials — framing lumber, polycarbonate panels, metal roofing, double door unit, board and batten stock, electrical supplies, and hardware.
• Call 811 / request utility locate before any excavation.
• Identify and mitigate potential hazards (underground utilities, drainage patterns, grade changes at build site).
• Establish site access plan for concrete truck, material deliveries, and equipment.

✅  Phase 2 — Site Preparation & Slab Foundation

• Clear and grade the 12×28 build area, removing all vegetation, debris, topsoil, and obstructions.
• Mark and stake the slab layout per approved plans, verifying square by checking diagonal measurements.
• Excavate to required depth for slab thickness and base material (minimum 4" gravel base typical).
• Compact subgrade soil to proper density for slab-on-grade construction.
• Install compacted granular base (crushed stone) and screed level.
• Set perimeter formwork to specified slab dimensions (12×28), verifying level and proper elevation.
• Install 6-mil polyethylene vapor barrier over compacted base, overlapping seams minimum 6".
• Place rebar or welded wire mesh reinforcement per structural requirements, supported on chairs at proper height.
• Set any anchor bolt sleeves or embedded hardware for future sill plate attachment per framing plan.
• Pour concrete slab to 4” thickness, screed, bull float, and finish to desired texture.
• Protect slab during cure period (minimum 48–72 hours before loading).
• Verify slab is flat, level, and meets dimensional tolerances before proceeding.

✅  Phase 3 — Framing & Structure

• Snap chalk lines and install pressure-treated sill plates on the cured slab.
• Frame exterior walls, including headers, jack studs, and cripple studs at all openings (door opening, polycarbonate panel openings, vent openings).
• Frame the gable-end walls to match the steep roof pitch shown in the design, including the upper gable triangles.
• Raise and brace all walls, verifying plumb, level, and square at every corner.
• Install a double top plate, lapping corners and intersections for structural continuity.
• Frame the rough opening for the double entry door to manufacturer specifications.
• Frame all window/panel openings sized to accept polycarbonate panels, with proper headers and sill framing.
• Install blocking between studs at all polycarbonate panel edges, hardware mount points, and electrical box locations.
• Frame roof structure — rafters or ridge beam with rafters at specified spacing per the steep gable profile.
• Install collar ties or rafter ties as required for structural stability.
• Sheathe the roof deck with plywood or OSB, staggering joints and securing with code-compliant fasteners.
• Install any required gable-end framing for upper vent windows or operable vent openings.
• Inspect all framing connections and verify compliance with approved plans before enclosure.

✅  Phase 4 — Metal Roofing

• Install synthetic roofing underlayment over the entire roof deck.
• Install drip edge along eaves and rake edges.
• Install black corrugated metal roofing panels per manufacturer specifications, working from eave to ridge.
• Secure metal panels with appropriate fasteners and rubber gasket screws to prevent leaks.
• Flash all roof penetrations (vent pipes, electrical mast if applicable) with compatible metal flashing.
• Install ridge cap to seal the peak, ensuring proper ventilation path.
• Inspect completed roof for proper panel alignment, fastener pattern, flashing integrity, and watertight installation.

✅  Phase 5 — Polycarbonate Panel & Door Installation

• Verify all rough openings are correct size, square, and properly flashed or sealed for polycarbonate panel acceptance.
• Install H-channel, U-channel, or aluminum glazing bar framing systems at all polycarbonate panel openings per manufacturer instructions.
• Cut and fit multiwall or solid polycarbonate panels to each opening, orienting flutes vertically for proper drainage.
• Secure panels into glazing channels with proper fasteners, allowing for thermal expansion per manufacturer specs.
• Install polycarbonate panels in gable-end upper sections per design.
• Set and shim the double entry door unit in the rough opening, verifying plumb, level, and square.
• Secure door frame with approved fasteners through shims into framing.
• Insulate gaps around door frame with low-expansion spray foam.
• Install door hardware handles, latch, deadbolt, and any decorative elements.
• Verify door operates smoothly, seals properly, and latches securely.
• Inspect all panels for proper seating, sealed edges, and watertight installation.

✅  Phase 6 — Board and Batten Exterior Detailing

• Install any required furring strips or nailer blocking on exterior framing to support board and batten application.
• Install wide boards (1×8 or 1×10 typical) vertically at consistent spacing over the lower wall sections and corner areas per design.
• Install narrow battens (1×3 typical) over board seams, ensuring consistent reveal and tight fit.
• Install corner boards and any additional trim elements at wall-to-panel transitions, slab-to-wall transitions, and gable details.
• Prime and paint or stain all board and batten and trim to specified color (black per design) prior to or immediately after installation.

Notes & Conditions

What's Included All materials, labor, project management, site cleanup, and a final walkthrough. One-year workmanship warranty from date of completion. Manufacturer warranties on materials are passed through to the owner.

What's Not Included Tree removal, gutters, interior shelving or benches, plumbing, and any furniture or equipment inside the structure. Any of these can be quoted separately.

Change Orders Any work outside this scope will be documented in writing with a cost and timeline impact before it begins. No additional work outside of the scope starts without written owner approval.

Site Assumptions Assumes a flat, accessible site with stable soil and concrete truck access. Underground electrical run estimated at 75 feet from the existing main panel. If conditions differ due to rock, longer run, significant grading, we'll discuss and quote the difference before proceeding.

Materials & Validity This estimate is valid for 30 days. If material costs shift significantly between signing and purchasing, any difference will be communicated before we proceed.
